The Airbnb Turnover Checklist That Keeps Guests Happy (and Reviews High)

The room-by-room turnover checklist Sauber uses between guests — built to protect your rating, not just pass a glance.

A bad review almost never comes from the listing photos or the location. It comes from something small at check-in — a hair in the shower, a half-empty toilet paper roll, a bed that wasn’t actually made fresh. Here’s the checklist that prevents that.

1. Strip and reset All linens changed, not just “look clean” — guests notice the difference between changed and refreshed. Trash fully removed, including anywhere previous guests may have hidden it (yes, this happens more than you’d think).

2. Deep-clean the high-scrutiny zones Bathroom and kitchen are where guests actually inspect. Grout, shower glass, faucet fixtures, inside the microwave, under the stovetop burners — these are the details that separate a 4-star clean from a 5-star clean.

3. Restock, don’t just refill Toiletries, coffee/tea, paper products, dish soap. If you’re low, replace fully rather than topping off — a guest arriving to a half-used bottle reads as “someone else was just here,” which undercuts the whole experience.

4. Stage it like the photos Towels folded and placed the way they appear in your listing, pillows arranged, welcome materials set out. Consistency between the listing and the arrival is what builds trust in the first five minutes.

5. Final guest-ready inspection Walk it as if you were the guest: lights working, remote controls have batteries, AC set to a comfortable temp on arrival, door codes/locks tested. This is the step that catches the thing everyone else missed.

6. Document the condition Quick photos of each room post-clean. This protects you if there’s ever a damage dispute with a previous guest, and gives you a clean baseline for the next one.
